Stratford council delays vote on beach sale

STRATFORD — Let’s make a deal.

Or, let’s kill the deal.

I say “let’s kill all the lawyers”.

“Council members asked Spear whether the town would continue to be liable for the land until the federal government makes a final payment for the peninsula in about five years, and when she said yes,…

Spear also confirmed that a boardwalk to improve access to the peninsula that was previously believed to be part of the contract, is not guaranteed and cannot be constructed without going through an extensive regulatory process….

A boardwalk will be built to facilitate easy and enjoyable access for all of
Stratford’s citizens and will allow specialized emergency service vehicles across
the peninsula. This boardwalk would be built at the United States Fish & Wildlife
Service’s sole expense.A “way station” would be built that provides emergency phone service, water
and restroom facilities, as well as temporary shelter facilities during inclement
weather. This station would be built at the United States Fish & Wildlife Service’s
expense.

Spear also said the 41 vacant cottages, which Mayor James R. Miron has indicated would be demolished and removed without any cost to Stratford could end up costing as much as $600,000 to the town – though that would only be if the final sale price ends up rising to $10.6 million, instead of $10 million….

All structures on the Long Beach West property would be safely removed. The
removal of these structures, and any needed environmental cleanup, would have
to be competed shortly after the transfer and at the sole cost and expense of the
United States Government.

Finally, Spear said contrary to what some say was the mayor’s inference in recent months that the cottages could not be used for any future use, they can be renovated and sold by a developer, though environmental issues would likely preclude that possibility….”

First, it is important to understand that Long Beach West cannot be developed.
The Department of Environmental Protection has said in no uncertain terms, that
development of Long Beach West will not be permitted.

Was Miron lyng then or is he lying now?

    Besides from the Boardwalk I don’t see what’s wrong with what Miron said!

    If the price is raised to $10.6M it’ll cost us $0.6M to level the homes… that puts us back at $10M, and there is NO WAY the EPA will allow the houses to be rebuilt!!!

  2. 2 mikereynolds

    I think this is a major hit to the credibility of Mayor Miron. (how many is this now?) All along he’s been touting increased access, a boardwalk, removal of the cottages. Now all of a sudden there are costs associated with the removal of the cottages and the possibility of a boardwalk is definately in doubt.

    A question that bothers me is where were the reporters? When Mayor Miron started talking about all the “benefits” of selling didn’t anyone think to interview Trust for Public Land to get their side of the story? Either they lied to Mayor Miron or he heard only what he wanted to hear. Either way the ball has been dropped.

  3. 3 sudds

    I have a question though…

    WHY THE @#$% WAS THIS EVEN ON THE AGENDA LAST NIGHT???

    Is there a PUBLIC HEARING later in the week? Why would the Council even THINK about making a decision before hearing from the public? Can they really be that errogant? (rhetorical question)

    Is anyone else starting to think that we need to fully “clean house” in 2009???

  4. 4 sudds

    Just for the record I agree on the Boardwalk issue! ANY AND ALL permits necessary for it should be obtained… as well as funds necessary to build it should be locked away in an escrow account… BEFORE any decision is made!!!

    Why does this Mayor/Council feel the need to rush things without the proper Due Diligence???

  5. 5 jezebel282

    Sudds/Mike,

    Something is terribly wrong with the information we’ve been given.

    But…Let’s review and see if we can figure out who is lying:

    This is from Mayor Moron’s State of the Town’s Address on March 31,2008.

    http://stratfordct.qscend.com/filestorage/1296/396/8320/State_of_the_Town_-_2008.pdf

    First, it is important to understand that Long Beach West cannot be developed.
    The Department of Environmental Protection has said in no uncertain terms, that
    development of Long Beach West will not be permitted.

    The residents of the Town of Stratford would have guaranteed access to Long
    Beach West. This is a critical piece of the legal agreement between the Town of
    Stratford and the United States Fish & Wildlife Service that is nonnegotiable.
    In other words, the citizens of the Town of Stratford, and indeed the region, would be able to enjoy Long Beach West forever and the Town of Stratford would maintain beneficial access and use of this property.

    All structures on the Long Beach West property would be safely removed. The
    removal of these structures, and any needed environmental cleanup, would have
    to be competed shortly after the transfer and at the sole cost and expense of the
    United States Government. Estimates for removal and cleanup are costly, thus
    the benefit of having these structures removed at the United States Fish &
    Wildlife Service’s expense is a clear and direct benefit to the Town of Stratford.

    A boardwalk will be built to facilitate easy and enjoyable access for all of
    Stratford’s citizens and will allow specialized emergency service vehicles across
    the peninsula. This boardwalk would be built at the United States Fish & Wildlife
    Service’s sole expense.

    A “way station” would be built that provides emergency phone service, water
    and restroom facilities, as well as temporary shelter facilities during inclement
    weather. This station would be built at the United States Fish & Wildlife Service’s
    expense.

  6. 6 jezebel282

    I dunno…it sorta ticks me off when people lie to me. Especially if I don’t get dinner & drinks first!

  7. 7 jezebel282

    Finally! Some facts!

    http://stratfordct.qscend.com/filestorage/1296/396/11742/Option_Agreement.pdf

    I strongly suggest those forming an opinion take the time to read the contract.

  8. 8 freedomofspeach

    OMG this is not a sale to the Feds, its a option flip to a ‘Non Profit” as a middle man.

    WTF??? Why would Stratford even think about enering in to this sort of thrid party, not a govt agency agreement???? IF YOUR GOING TO SELL IT WHY WOULD YOU DEAL WITH THEM RATHER THAN THE GOVT AGENCY????

    Whos getting paid off on this one? Is BM&D doing work for these guys???

    TC GET OFF YOUR A@@es and kill this now. Its a land deal with a “non profit” developer to be the middleman and make money!!!

    HELLO IS ANYONE HOME !!!!!!!! God I think you need to have drug tests for the TC.

    Going to my happy place now…………in for 4 counts…..hold for 4 counts…

  9. 9 jezebel282

    FOS,

    What’s the matter?

    “There’s no way the town can lose,” Miron said

    Don’t you trust Mayor Moron?

  10. 10 jezebel282

    Is anyone else confused? Every time this woman speaks this deal changes. What ELSE don’t we know?

    You read it in the Post:

    “But once the cabins come down, the value of the property greatly decreases,” Spear said. “The reason for that is that the cottages can technically still be renovated and sold by a developer, which greatly boosts the fair market value and ensures our group can obtain it for that amount, and then sell it to U.S. Fish and Wildlife.”

    Spear, however, said the proposed contract includes a requirement that her agency meet a strict time line that includes starting to remove the cottages by September 2009, estimated to cost at least $1 million. She also said the contract would mandate that U.S. Fish and Wildlife pay fair market price for the land as assessed prior to the cottages being removed.”

    WTF? A developer? Renovate?

    All those people were kicked out of their property so we can turn it over to some developer? Who’s idea was this…no wait…let me guess.

  11. 11 freedomofspeach

    I read the Option. My only thought is WTF?????

    This is not even close to what Miron said was going to happen.

    The Appraisal of the property for highest and best use, beachfront, with the cottages giving a grandfathered right, and using the new septic treatment technologies, would be three times what the middleman who is “facilitating” the deal is talking about. My guess around $30-40 million for the raw land alone.

    $1 million to remove the cottages? Sounds like another BL report fiasco.

    Stratford has more Lawyers hanging around town hall then a Vegas Bordello, and yet the town is having this non profit facilitate a deal under an option? Why?? Something is rotten in Denmark. Just have them facilitate the deal and give them a cut and cover the demo fees after the sale, without any transferring property rights associative with a option. Maybe this is how they plan on raising funds is to have the option and use it as a fund raiser. Better check, Louis Burke may be on this board too. Another no cash but give me the property so I can raise money. I like this deal, you get $10 million or not, you get access or not, there will be a boardwalk or not, and its going to close in 3-6 years, or not. Great press for HRH, but like all the other deals, it does and is nothing.

    How about this? Give the town $15 million, NET CASH, after the town votes to sell it with a massive deed and use restriction granting the town full access and use rights or revert, and if the buyer does not like it, then screw them.

    Or better yet, if the town wants to sell it, sell it using a real estate agent.

    Better idea. The TC approves $2.5 (I think) for a run down theater, how about the money to remove the cottages?

    Best idea. Leave the cottages, remove the asbestos (since you have to pay to remove the hazards anyway) and leave the building and foot prints to keep the grandfathered rights, and develop the property for recreation use for the town????????

    You’re stuck with the public safety issues anyway, its not like USFW is going to put a police and fire station there. The town already has been sued for windsurfers who die in the sound, so your going to prevent potential liability, and its not like your town attorney has a clue about case law that clearly covers the issue. My guess there will be no right of access under the endangered species act, and you can look at the beach but never set foot on it again.

    If TC does not kill the deal, then you guys should be at town hall with pitchforks and torches.

    Hey Gavin, not seeing any comment on the issues here? Whats your thoughts after allowing this to drag on for months and having to try and kill it in 12 hour??? Looks like the theater all over again.

  12. 12 freedomofspeach

    Think about it, the US Army is getting almost $10 million for industrial non LI Sound, non beach front property that has $50 million or so worth of environmental damage. LBW is prime real estate…what’s wrong with this picture? Not a sale but an option, empty promises. Something is not right.

    Can you smell the Re-election process in the air? Maybe one last lawsuit or unlimited consulting fee for Berchem Moses & Devlin? Perhaps a piece of the deal for 41 parcels of land in the middle of a beach front protected habitat?

    At the least we should thank the Public Trust lady for being honest with us.

    I believe Norm / Burturla / Rell / Amman & friends may have over played their cards. However, with a NEW and NOT REVIDED Town Charter, maybe the DECK is STACKED and the powers that are, deal from the BOTTOM of the DECK with MARKED CARDS?

    C) Possible motives as to why Parties / Attorney(s) want to eliminate the aforewritten Grandfathered RIGHTS.

    I can also forward the Stratford Star July 17, 2008 Letter to the Editor about the TIMING and REAL METHODOLOGY of the PARTIES supposed POOR JUDGEMENT. It also pointed out / questioned the Linda Goodwin hire by the Mayor / Town.

    Hmmmmmm.
    Miron quoted in paper about time of 630 condo proposed on Lordship Blvd:
    1) Should Stratford population grow or stay stagnant

    2) Council of Mayors advocated Condos for highest and best use of property
    development and Tax Base.

    2) Told me he believed whoever won the AVCO BID would want Condos

    —–

    Every Real Estate Transaction requires 2 Lawyers:

    1) Seller

    2) Buyer

    > The higher the price, the better the closing cost for Lawyers.

    > The denser the property use, like Condos over Homes, then more closings.

    > A Real Estate Lawyer or firm which helps a Developer can get first dibs or
    inside track at the initial Sales. This can lead to subsequent sales.

    > Sales of the initial properties on a Street of Condo project are often lower
    than later when occupancy is fuller. This can create a Market for INVESTING
    and FLIPPING.

    > Now is NOT a good market. In a couple years, when the TIME TABLE is right
    it should be a much higher and better Market.

    > Especially when Bridgeport and Stratford are BOOMING, jointly, on TIME TABLE?

    Depending on conservative development
    -1,000 Condos at AVCO
    — 400 Condos at Lordship
    — 200 Condos at Cutspring
    — 40 Condos at Harborside

    It is probable all coincidence but:

    What is the PRIME PRACTICES of

    Jackson, Kelly, & Bishop = Real Estate

    Berchem, Moses, & Devlin =
    1) Insurance, which is needed for Condos
    2) Boards of Ed, which Condo children would use
    3) Municipalites, which Condos are located and Zoning / T. C. / Law
    have jurisdiction and decision

    Gavin = Exotic Insurances, such as Waterfront properties and unique
    offerings such as Health Savings Accounts / Health Retirement Accounts
    which are increasingly popular with Boards of Eds and Municipalities.

    Norm = Finance as Condo owners and Business Owners and Lawyers need
    desired accounting assistance, as do Towns, Boards of Eds, Workers and
    Pensioners,

    Want to add a few Lawyers names, practice specialites, and possible motive?

    Want to add names of a few politiicans or Business owners or Municiple past
    and present officers, Department heads/leaders/workers?

    Want to add names of people in the state or federal offices who can gain a
    direct or indirect advantage supporting certain people ih a questionable

    Want to add names of people in Federal EPA/ FAA Justice / FBI / Judges /
    Senate / Congress / local Executive Representative personnel or

    CT. State Prosecutors / Police / Judges / DEP / DOT / Senate / House or

    Local Mayor / Attorneys / Police / Dept heads etc

    WHO WOULD SUPPORT or NOT TURN ON their POLITICAL PATRONS ??

    Again, I can not imagine anyone doing anything ILLEGAL, UNETHICAL,
    IMMORAL, or taking advantages of positions of TRUST or PROFIT for
    personal gain. 😉

    TITLE: Stratford political parodies and pookas! Towards what end game?
    Ralph Nader for Stratford Mayor?

    Sometimes I think State political planners take Mel Brooks themes and customized them to Stratford?

    Do the New Town Charter / Mayor / Council / Town Attorneys, remind you of “Young Frankenstein”?

    If AVCO, Shakespeare, Long Beach West, Airport, Dumpsites are planned failures? Is that equal to “The Producers”?

    Do politics of Town Race issues and the general lowering of property values, remind you of “Blazing Saddles”?

    Are Council of Mayors – Lawyers/developers desire for condos, condos everywhere, a same theme as “Life Stinks”?

    Is there vacuuming of Town Treasury, instead of precious air, similar to the plot of “Space balls”?

    Someone should contact Mel Brooks, so he can SUE for Defamation of Character themes?

    ———————————————————————————————–

    Do Town Councils actions of both parties for 22 years remind you of Peter Sellers characters, like: “Inspector Closeau,” of “The Pink Panther;” or the idiot “Chance the Gardiner” from “Being There”?

    Maybe answers to AVCO and Raymark Dumpsites could be to use the concept from “The Mouse that Roared!”?

    Is there a “DR. Strangelove” behind: Team Stratford # 1; Team Stratford # 2; and Team Stratford # 3?

    ————————————————————————————————-

    IF Dickens were alive today, who would he cast in: “Fagin-omics,” “Gullible’s Travels,” “Tale of 2 subverted Cities,” “Scrooge Tax,” “Oliver Twisted,” “Ralph Nickleby,” “Great Expectations, thwarted,” and “Perverse Christmas Carols”?

    ————————————————————————————————
    IF Shakespeare were alive today, what would story lines, titles, and themes be of his plays about Stratford politics?

    Instead of a play like HAMLET, his play about Stratford politics might be called …. Pig – lets!!!

    Stratford’s “MacBET” might be a story about lust for power by a few and the betrayal of friends and towns people?

    What of the Ghost of Yogic? Would he still be waiting for his Tombstone from a certain monument Company?

    Are there dysfunctional situations and families, in Stratford and CT. political powers, analogous to “King Lear”?

    Are there Shylock type characters in Stratford’s “The Merchant of NOT Nice” ..(Related to AVCO, Airport, & Theater)

    Shall Stratford’s Protect Your Environment quest for long Beach West, become a “Midsummer’s Nightmare”?

    Will Stratford’s citizens rise up against politicians, lawyers, finance, & the Town in “The Taming of the Shrewd”?

    Will the “Comedy of Errors” and “All’s Well that Ends Well” be plot perverse to become “Tragedy of Errors” and “Much ado about nothing,” for Public Interest?
    > Related to a Police State NEW (NOT revised) strong Town Charter?

    What is the value of Branding / Name Recognition: Disney > Mickey Mouse et al = Shakespeare > Hamlet, etc?

    “selling Long Beach West to the U.S. Fish and Wildlife Service while 41 vacant, deteriorating cottages are still standing is, ironically, the town’s last chance to receive significant monetary value for the 35-acre peninsula, the leader of a national nonprofit group told residents during an informational session Tuesday night.”

    The towns last chance??? I thought mistakenly that if you own the land it’s yours, or does she mean the last chance for her non profit to receive significant monetary value.

    The only way there will not be value for beach front property in Fairfield County if they use their political pressure (has anyone checked out who their lobbyist are?) to make the land protected from use or development, or the earth explodes into a ball of fire, then the value is not so much.

    “Melissa Spear, Connecticut director of the Trust for Public Land, which is acting as an intermediary in the proposed transaction, said during the group’s final public presentation Tuesday at the Birdseye Municipal Complex that while the cottages remain intact, the fair market value for the peninsula will likely be assessed at around $10 million.”

    She’s no intermediary, and if she is, why does Stratford need one? She’s a land swapping profit making entity that is getting an option on the property, not a consulting agreement, and will only demolish the buildings if funding is available.
    Also, I thought the going price for undeveloped beachfront property overlooking LI Sound was around $600,000 per acre. That looks like around $21 million to me. Condos in West Haven across the street from the beach were close to $500,000 each, and there was no land or beach.

    Also, $15,000 per cottage to demolish??? What are they using tech school dropouts with spoons and forks?

    “But once the cabins come down, the value of the property greatly decreases,” Spear said. “The reason for that is that the cottages can technically still be renovated and sold by a developer, which greatly boosts the fair market value and ensures our group can obtain it for that amount, and then sell it to U.S. Fish and Wildlife.”

    So we want you to stick your finger into the Stratford’s taxpayers pie, reduce the value, wait a few years to get paid, if ever, still have ltown iability, why? So what your really saying is that you don’t think we should knock down the buildings, only take responsibility for the hazardous materials there, at the towns cost, leave the rest that you were going to take down, then you can sell your option to the USFWS and make all sorts of fees for what, doing something even the incompetent attorney Mayor could do, a simple real estate closing?

    “requirement that her agency meet a strict time line that includes starting to remove the cottages by September 2009, estimated to cost at least $1 million. She also said the contract would mandate that U.S. Fish and Wildlife pay fair market price for the land as assessed prior to the cottages being removed.”

    I must have missed the part that says even after the cottages are down the USFWS must pay $10 million, what I did see is that an appraisal would be done, I don’t think it mentioned pre demolition conditions of the appraisal, I thought it said town could terminate if they don’t get the minimum. If I am wrong let me know. And now its $1 million not $600,000??

    “Mayor James R. Miron, a strong proponent of the sale, conceded it would take five years for the sale to be final and that, until that occurs, the town will still own — and be responsible — for the property. But he said that if at any point the deal falls through, the town would still retain the land.”

    Jimmy, you said clearly the town would get $10 million and have a boardwalk and full access when the deal was done….looks like you have a problem again telling the truth.
    The deal is we give this group an option, BM&D holds a check less than the cost of legal fees so far, and the town waits for 3 plus years for a deal that will screw the taxpayers out of access, without any guarantees….did I miss something?

    “Maybe the best thing would be to have a referendum and just let the people decide,” Town Council member Alvin O’Neal said.”

    Checked my calendar, yep, today is the day hell froze over as I agree with O’Neal

  25. 25 mikereynolds

    Why are we dealing with Trust for Public Land? If USFWS wants the land let’s deal with them directly and cut out the middle man. Why do we need TPL?

    As more comes to light about this deal the more it doesn’t pass the smell test.

    As I have said before there should be no rush to do this deal. If the land is so valuable to environmentalists they’ll come back with another proposal. Let them come back in 18 months when we have a new and hopefully competent mayor to broker a deal that makes more sense to everyone, especially Stratford residents.

  26. 26 freedomofspeach

    “First, it is important to understand that Long Beach West cannot be developed.
    The Department of Environmental Protection has said in no uncertain terms, that
    development of Long Beach West will not be permitted.”

    Will not be permitted? You mean that there is no regulatory, administrative, judicial, or political process that would allow the legal owners, a municipality, to develop the property for any purpose? And there is no recourse for the owner??? The state courts have ruled that municipalities can take property by eminent domain and give it to a developer, yet won’t allow a town to develop its own property……sounds like cow pucks to me.

    More important, it sounds like a government taking without cause or remuneration. They have taken a given right by legislation without remunerating the persons whom their law effects. I like constitutional cases.

    I am sure if someone in town had some pull in Hartford, something could be worked out with DEP. What about the former speaker, same party as HRH Miron, and Doc G still has some pull.

    Guess no one wants to get in bed with laughing stock. I hope the next Mayor has at least a little class and less baggage, no felons in their family tree.

    You know something is terribly wrong when Madelaine Nuepert represents the voice of reason.

    “I can see the emotion on both sides, and both have made good points,” Neupert said. “But I’m kind of in the middle right now. I think we need to keep talking about it until we find the right solution.”

  29. 29 sudds

    I’m personally greatly confused over why we don’t approve the sale asap?

    The way I see it is the following… either we can…

    (A) not sell to F&W… pay the $1M to remove the cottages… and pay annually (with our tax dollars) for fire/police/insurance on the land that no one can access

    or

    (B) sell the F&W… get $10M (free and clear post cottage removal)… ensure access to the public… and have no liability

    Am I missing something here… or are a few whiners just trying to kill this for everyone? I mean do Morgan Kaolian and Marcia Stewart live at the entrance to LBW or something? I’m seriously starting to question their true motivations!!!

  30. 30 jezebel282

    Sudds,

    I’ll type this real slow so even you can understand it.

    There are 41 parcels of land that can be rebuilt and resold by somebody.

    There is no guarantee anywhere that we will actually get $10 Million. The funds have NOT been approved by Congress. It is a question of raising the funds through appropriations, grants, donations or partnerships.

    There is no guarantee of access.

    In fact, there is no guarantee of anything except that we maintain liability for 5 years IF they come up with the money in 5 years. Read the contract, that’s why I posted it.

    I don’t care one way or the other whether it’s sold. But if it’s sold, everyone (not just Miron & Buturla) should know what the deal is.

    Marcia wants the deal because she’s an environmentalist and doesn’t want to see any developed in or around the salt marsh. As she should.

    Kaolian doesn’t want the deal because it makes it even harder to expand the airport.

    Miron is just lying, but we don’t know why yet.

  31. 31 sudds

    “There are 41 parcels of land that can be rebuilt and resold by somebody.”

    The EPA will NEVER let that happen!!! Besides… do you really think that TPL is in it develop the land? These are the people who strap themselves to trees as the bulldozers are coming… NOT the ones doing the driving!

    “There is no guarantee anywhere that we will actually get $10 Million. The funds have NOT been approved by Congress. It is a question of raising the funds through appropriations, grants, donations or partnerships.”

    They seem to have a preety good record at it! Maybe the town is just confused because after umpteen years of dealing with the Shakespeare theatre residents now expect the organizations chosen by the Council to be failures.

    “There is no guarantee of access.”

    What is the current access system again???

    “In fact, there is no guarantee of anything except that we maintain liability for 5 years IF they come up with the money in 5 years. Read the contract, that’s why I posted it.”

    5 years is better than until the end of time!!!

    “I don’t care one way or the other whether it’s sold. But if it’s sold, everyone (not just Miron & Buturla) should know what the deal is.”

    Agreed!

    “Marcia wants the deal because she’s an environmentalist and doesn’t want to see any developed in or around the salt marsh. As she should.”

    Again… the EPA will NEVER allow it!!! Heck we can’t get a deck built on land… even though it would be 100% above the high tide mark (which is legally where our property starts)… you thin they’re going to allow Trump Towers in???

    “Kaolian doesn’t want the deal because it makes it even harder to expand the airport.”

    I’m still confused as to how someone who flies a plane for a living can be against an airport? And why do the idiots at the airport keep renewing his access???

    “Miron is just lying, but we don’t know why yet.”

    Probably right… and I wouldn’t be surpised if he broke ground on his own personal residence there soon… but let’s not skew the discussion based on our personal dislike (and his track record) of the man!!!

  32. 32 1george1

    At least with Morgan and Marcia, you can see their motivations
    and priorities. And they are both very nice and honest people.

    They have honest differences of priorities.

    I specifically pointed out the Stratford History of failed middlemen

    What were the DATES of the ST JOSEPH PYE presentation about

    A couple week later, it was Alvin’s turn to STEAL my ROLL and

    Sudds,

    “The EPA will NEVER let that happen!!!”

    EPA? Please! Let’s not get them involved too! If USF&W would never let that happen why did Ms. Spear JUST say that tearing down the cottages would lower the property value and why does it say specifically in the contract that they can be resold? You mean if we clap loud enough they won’t let it happen?

    “They seem to have a preety good record at it! ”

    What is their success rate (in the Northeast) How many times have they failed v. succeeded?

    “What is the current access system again???”

    I hate to say it this way, but are you saying this whole deal is for the birds?

    “5 years is better than until the end of time!!!”

    And if they don’t come up with $10 million we’ve wasted 5 years.

    “Again… the EPA will NEVER allow it!!!”

    Stop with the EPA already. They are busy on the other side of the airport. And again…it doesn’t say “never” in the contract.

    Sudds, you have an MBA (I hope). You KNOW better. If it’s not in the contract, it doesn’t exist.

    You don’t get what you deserve, you get what you can negotiate.

    But they’re not though George!!! (note: I cannot comment if they are nice or not)

    Ex/ anyone read the following would think that Morgan is Pro-Environment when in fact Jez just said that he’s just ANTI-airport expansion…

    “Don’t sell the land and we will prove that we can nurture, respect and protect our shorebirds and wildlife — without government ownership,” said Morgan Kaolian, director of Long Island Sound America, who has led the fight against sale of the peninsula.

    “Our dreams will come to fruition because the beach will be totally ours — belonging to the citizens of the Town of Stratford, as it has been for over 350 years,” Kaolian said. “And the beach shall remain our legacy for all time to come.”

  35. 35 sudds

    PS… how can someone who makes a living flying a plane (i.e. burning massive amounts of fossil fuels) run a “green” organization called Long Island Sound America???

  36. 36 jezebel282

    Sudds,

    Read s-l-o-w-l-y:

    “Kaolian doesn’t want the deal because it makes it even harder to expand the airport.”

    That means he w-a-n-t-s to expand the airport. He always has. He couldn’t give a crap about the environment.

  37. 37 sudds

    Oops… sorry! 😦 It’s a Friday!!!

    Anyway… I think I just found what may be in it for Miron….

  38. 38 jezebel282

    Sudds,

    Maybe Dick Miron’s retirement home?

    This paragraph scares me even more:

    “But once the cabins come down, the value of the property greatly decreases,” Spear said. “The reason for that is that the cottages can technically still be renovated and sold by a developer, which greatly boosts the fair market value and ensures our group can obtain it for that amount, and then sell it to U.S. Fish and Wildlife.”

  39. 39 1george1

    Sorry I haven’t chimed in sooner today….I spent a glorious afternoon at Fairchild Wheeler GC.

    I don’t know Morgan Kaolian. I never met Morgan Kaolian. But I do not think for a second that his motivation to prevent the sale of LBW is to expand the airport. Not only would he and the FAA face massive resistance but based on what I’ve read I think he reasons for not selling are genuine. Maybe I’m wrong but I doubt it.

    I will re-iterate; if USFWS wants this land they should deal with us directly and TPL should not be part of this process. Plus, this is the first offer. Anyone who’s read Negotiations for Dummies knows you never take the first offer. If LBW is so valuable to environmentalists they’ll make another offer.

    Everyone keeps saying that something needs to be done now with LBW. Well what happens if we enter into agreement with TPL and in 5 years they never come up with the money to remove the cabins or never come up with the $10 million? Then 5 years are wasted and we’re back to square one.

    Either we keep it and determine, with the help of the EPA and USFWS, what happens there or we deal directly with USFWS or National Park Service or other governmental agency and sell it directly to them.

    Also, there are arguments saying that the TC and Mayor can’t get the ball rolling on the SFT how can they deal with LBW. The two are mutually exclusive. The theater is a waste and appeals only to a select few. If done right LBW would appeal to a wider group of people and be a greater benefit for the town.

    Rell recommends funds for Pleasure Beach
    KEN DIXON
    Article Last Updated: 07/26/2008 12:26:04 AM EDT

    HARTFORD — More than three years after lawmakers proposed $13.5 million to end Pleasure Beach’s isolation and reconnect it to either Bridgeport or Stratford, Gov. M. Jodi Rell on Friday announced that she will recommend a $150,000 study of the issue.

    Rell said the item will be on the Aug. 4 agenda of the State Bond Commission.

    Since she sets the agenda and items are rarely rejected, it’s assured that the $150,000 will become part of the state’s nearly $2 billion annual long-term debt. The ultimate method to restore public access, however, remains uncertain.

    Rell said the study of the 63-acre peninsula will include access options for Pleasure Beach, which was a regional entertainment destination 100 years ago, but was disconnected after a 1996 fire destroyed the part of the wooden bridge at the foot of Central Avenue.

    “There is great interest in reshaping the future uses of Pleasure Beach,” Rell said in a statement. “This was a natural treasure that drew generations of families. We must examine all options to make sure this natural treasure is used responsibly.”

    She said the nine-member Pleasure Beach Revitalization Committee, including Bridgeport city workers, elected officials and taxpayers, will lead the study of design and access options.

    In a statement, Rep. Charles D. Clemons, D-Bridgeport, whose district includes the beach, said Friday that it has been isolated for too long.

    “I am sure we will be able to put a plan together that addresses wildlife conservation as well as the needs of the public,” Clemons said. In recent years, Clemons advocated for a fleet of water taxis to restore public access to the beach, which is tantalizingly close to the city, but is accessible on foot only by a long walk from the 30-acre Stratford’s Long Beach more than two miles from the Central Avenue bridge.

    Rebuilding the bridge could cost an estimated $50 million or more.

    After majority Democrats approved $13.5 million in the $2-billion bond package of capital projects in the 2005 budget, the issue has languished and Pleasure Beach’s visitors have been limited to occasional boaters and shore birds, including endangered piping plovers.

  43. 43 jonbest

    On Thursday I stood at the podium of the Town Hall and stated that any effort to purchase Long Beach West should be done either after Bridgeport has signed or jointly where both communites benefit. They lead us to believe that Bridgeport was going to give the land to Trust for Public Land and eventually Fish and Wildlife. Unfortunately what I was worried about is starting. They are not discussing access for the Birds. If access is gained what is the value of our property then? We need to slow down and evaluate what is happening here.

    I am attaching my op ed piece of several weeks ago about this. We are being taken advantage of again. The reason this was our last chance was because some people wanted to lock up the beach. I believe in the environment but I believe in balance. This all or nothing decision regarding the sale of the beach is not in our best interests. What is in this for the Town of Stratford?

    Op Ed Piece
    Offering More from Forest to Shore is the new and, supposed, improved slogan for Stratford, yet, I am at a loss as to how we can continue to proclaim these words when all the shore is not ours to use, and now a large, important, and historic waterfront area, known as Long Beach West, may be sold off leaving future generations of Stratford residents unable to enjoy this magnificent beach area.
    I am greatly dismayed about the potential sale of Long Beach West. I am an environmentalist, and strongly believe that we should protect and manage the environment for all living creatures; but, having said that, I am first, and foremost, a realist.
    I believe that selling our legacy for the alleged purpose of protecting the environment is a disservice to the people of Stratford, and, more importantly, to the future generations of Stratford. It is unclear to me how Stratford will benefit by giving up this spectacular piece of property.
    It is more important to realize that the Fish and Wildlife Service’s primary, and quite frankly, only mission is protection of fish and wildlife. They do not create recreational opportunities for citizens.
    I would be more supportive of this sale if we were selling it, together with Pleasure Beach to the National Park Service, at least then, I know everyone would have access to the property.
    I am not convinced that the sale of Long Beach West to Fish and Wildlife will make the property more accessible to our citizens., Nor am I convinced that Bridgeport will sell their piece of Pleasure Beach to Fish and Wildlife.
    By Stratford taking the “deal” from Fish and Wildlife first, we have only served to increase the value of Bridgeport’s portion of the property, with no benefit to Stratford. This is an intolerable position. If a deal is to be put together, than both Bridgeport and Stratford must come to the table together, and together develop plan to either, (1) sell the property to the appropriate federal agency, which will ensure that all of us can use this property, or (2) create an economic opportunity for both our communities.
    I am tired of other communities benefiting from our missteps.
    During a recent public hearing a speaker said “the beach was there before me and will be there after me”. I agree. Long Beach West, like so many of our wonderful natural resources, is part of the legacy of Stratford. We should not take thirty pieces of silver today simply to gather some cash, and deprive our children and our grandchildren of, what should be, their heritage and, most importantly, their future.

    There are many unanswered questions and as taxpayers of the federal, state and local government, I believe we need to understand more about the intentions of Fish and Wildlife and the Mayor’s office before we simply buy into this sale.
    Stratford has done a good job of protecting our natural resources and our quality of life in regards to those resources. I believe this sale is a mistake and not in the best interests of Stratford.
    We have very little open space left in town and turning a big piece of it over to an authority that will, in all probability, restrict our access to, what should be our land, is simply not in Stratford’s best interest.
    This magnificent waterfront property, with beautiful beaches sand dunes and views that are second to none, is a place where we should be able to go and relax, enjoy our family time, read a book, or simply take in the beauty of nature. A wooden walk way a few feet wide, traversing through a small part of the property, is not what I call access, and simply does not allow for Stratford’s citizens to enjoy what is rightfully ours.
    Remember, we do not leave our children this world, we merely borrow it from them. If we sell what is rightfully theirs today, what will they have tomorrow.
    I urge the members of the Council to resist the temptation to pick up a few dollars today, but to lose one of the last vestiges of Stratford’s magnificent waterfront forever.
    We can do better with this property, and, for the sake of future Stratford generations, we must do better.
    I strongly urge the Council to reject this offer and work to create a Long Beach West that all of Stratford will want to use and that we can be proud to call Stratford’s.

    Mike,
    I agreed with the first part of your letter about the FAA wanting
    to expand the airport and the waste of 5 years on LBW sale.

    However, if you get a copy of the EPA Bullitin with the locations of all
    of the Raymark dumpsites, there is a dumpsite EXACTLY at the end of
    the Airport.

    Further in talking to people involved in RAC & SaveStratford, the Rell
    Bill about raymark was watered down and almost meaningless, except
    for posturing, if they are correct.

    I disagree with Shakespeare theater having no value. World wide, because
    the British Empire covered 1/4 of the world land and people in 1900 and
    that did not include the USA & Russia, which are the 3rd largest and the
    largest countries by sq acres. Where ever the British empire existed and
    the English language is spoken, read, or writen, then Shakepeare has BRAND
    and NAME RECOGNITION.

    Whatever happens on the Shakespeare stage and property is a tiny fraction
    of potential revenue stream to Stratford.

    I believe there are confluent plans for AVCO + the AIRPORT + LBW + PLEASURE
    BEACH + STEAL POINT + Bpt EAST Side (Remington factory to GE Boston Avenue)
    + Remington Woods + SHAKESPEARE + CUTSPRING Condos + HARBORSIDE Condos
    + CONTRACT PLATING + Lordship BOULEVARD.

    Thanks for the history lesson. But the economic reality is that SFT appeals to a small segment of society and not the wider masses. A beach/park has wider appeal. Beaches and parks attract families. Families spend money. How many families with 2 or 3 kids under the age of 10 are going to go to SFT unless the Wiggles are performing? I’m going to go out on a limb and say SFT won’t be booking those kinds of acts. Your upper crust empty nesters will go to SFT. Non-profits trying to expose inner city kids to “culture” will go. Ed Goodrich and his toga party goers will go.

    Let’s not confuse SFT with Broadway or London’s West End. There’s no theater district with restaurants, bars, shops, and oh yeah, other theaters. There’s no mass transit to take Metro North riders to SFT.

    Therefor its a waste. I hope the town council can get this sold off to a developer and let it go at that. No significant taxpayer money should be spent on this lost cause.

    SFT had its day. That day is a long time ago.

    I understand your opposition to this “deal” since I cannot find a “deal” anywhere in the contract. I even agree with you. It should not be sold under a “best efforts” (if you are mayor will everything be a “best” effort?) agreement.

    What is your proposal or vision for this property, Mr. Best?

  48. 48 jonbest

    My vision for the property is to provide protection for the environment preserving the beach but also providing access and recreational activities to our citizens. It is a jewel of a beach and all members of the community should be able to enjoy it. My vision includes the Town of Stratford maintaining full control over the property.
    That is my vision and proposal. I also know as I said on thursday night the last time Stratford allowed an option on something it was called the Army Engine Plant. Once again we are negotiating with third parties who have to raise the money. I believe the SFT was also an option with a fellow named Louis Burke. When does it stop when do we complete a deal that is straight up, not an option.

    Jonathan Best

    P.S. George, My wife keeps her job because she is good at what she does. No deals, no special treatment, in fact she suffers greatly because of my political aspirations on a regular basis. But that is a story for another day. She runs one of the top EMS systems in the country and the Town is lucky to have such a dedicated employee. By the way she was a volunteer at EMS when we met. She has been with the system since the beginning and worked her way to the Chief’s position I am proud of her and the work she does.

    Jonathan Best

  49. 49 jezebel282

    Thank you, Mr. Best. That’s the first reasonable proposal I’ve heard yet.

    “By the way she was a volunteer at EMS when we met.”

    Dating on the job, Jon? Tsk, tsk.

    😉

    “MILFORD LOOKING TO GET $1.2 Million from State

    Milford- The city has a bundle of state money head its way if the state Bond Commission approves the governor’s recommendation of more than $1.2 million for various projects here.

    Gov. M. Jodi Rell and House Speaker James A. Amann, D-Milford, expect the commission to approve the money, including $1 million to help pay for upgrades to public housing facilities, at its Aug. 4 meeting.”

    Wonder how much the well connected D Mayor and R TC is getting for the taxpayers? Your starving on economic development and have redevelopment properties all over town, and cant get a dime. That should tell you a lot. Guess Mirons extensive education and experience in government has helped. Guess he missed that class at the national mayors conf.

    Gavin, did the town apply like Milford did? Whats the status of Economic Development funding from the state and feds? Why is there another grant writer position being posted? How come Amann, a big D, is not helping out the brothers and sisters in Stratford? Or was the political juice spent keeping daddy Miron out of jail?

  51. 51 1george1

    Mike,

    I advocate mixed use of the Shakespeare Theater;

    In niche marketing, it does not have to take a large percentage
    of people to make a business successful.

    I believe that if 2 months a year were all Shakespeare with BUS
    loads of students from around CT. New England and Tri-State,
    there are ample numbers of schools to fill a morning and afternoon
    performance of 2 weeks of runs of a shakespeare play back to back.

    For weather and curriculum purposes:
    One month might be from Mid October.
    One month might be from Mid April.

    Each of the other 5 month seasons can be various venues to
    include Broadway Road Shows;
    Music Concerts like Bon Jovi or Miley Cyrus;
    Comedy Shows like Chris Rock;
    Occasional hi brow Sympathy or Ballet;
    Whatever you suggest.

    ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
    Jon;
    My comment on Donna not being FIRED by Miron is in NO WAY
    a reflection on her ability to do a great job.
    The fact is many of those people who were dumped, did a good
    to great job. it was to make way for Miron minions.
    There were others who did an OK job or may have deserved to
    move on. However, there are porper and improper ways to do
    certain things, which is one of Jeze’s Main points.
    Jon, your positions on the LBW are legitimate,
    I prefer that it not be developed.
    If there was a direct sale to F & W, although flawed, it would pe-empt
    development and / or SWAP with Bridgeport for the AIRPORT.
    Makes too much sense from a DEVELOPERS POINT of VIEW
    1) BRIDGEPORT controls ALL of PLEASURE BEACH
    2) STRATFORD controls AVCO + AIRPORT + SHAKESPEARE….
    ALL
    ON
    A
    TIME
    TABLE.
    As I consistently have blogged.
  52. 52 1george1
    Mike,
    The Revenues from licensing a variety of projects, often dwarfs
    other Revenue Sources.
    There are also Royalties from BROADCAST and REBROADCAST.
    There are also ambient Town / Business revenues from an Economic Engine,
    which the Shakespeare Theater can be, helping make Stratford into a point
    of destination.
    If Shakespeare Theater was connected to the much larger AVCO (78 Acres)
    and AIRPORT (120 Acres) ….
    With due respect to SUDDS plan for YALE to run Shakespeare, my idea was
    for GE – NBC to run the property and I approach them to do so prior to Y2K.
    > GE could use the place to ENTERTAIN V.I.P.s and meet with Managers.
    ~~~~~~~~~~~~~~~~

    Freedom,

    For 2 years I harp on Economic Development and GRANTS.

    Sheiskopt Burturla and Miron and the Republicans turn my idea around
    to benefit themselves and their clients like Milford, home of Berchem
    and Amman.

    Rell was from Brookfield.
    My USPS antagonists were from Brookfield Center USPS.

    They are all SCUM.

  53. 53 jezebel282

    I thought I would post the picture so everyone knew what we were talking about.

    Mike:

    “But I do not think for a second that his motivation to prevent the sale of LBW is to expand the airport.”

    If you look at runway 6/24 you’ll notice it would extend directly into (gasp!) Long Beach West. If the USF&W owned it on the other hand…..well, Kaolian can kiss those lights goodbye.

  54. 54 1george1

    To Jon:
    “George, My wife keeps her job because she is good at what she does.
    No deals, no special treatment,

    in fact she suffers greatly because of my political aspirations on a regular basis.

    But that is a story for another day. She runs one of the top EMS systems in
    the country and the Town is lucky to have such a dedicated employee.
    By the way she was a volunteer at EMS when we met.
    She has been with the system since the beginning and worked her way
    to the Chief’s position I am proud of her and the work she does.”

    ——-

    Jon, I again want to thank you, donna, gavin, calzone and others
    for the EMS volunteer work.

    Almost 2 Decades ago, my cousin did a stint in the Stratford EMS.
    Maybe 1 year. The Stratford EMS is one of Stratford’s shining stars.

    I have seen Gavin speak harshly to her at the Budget Work shop,
    and there does appear to be issues among Gavin + Calzone with
    you and / or Donna. I do not know details.

    I do know that Miron has dumped many department heads.
    Maybe it is because Donna is not in City Hall and is not the head
    of a place where Patronage can be given, where she keeps her
    job on merit, since there is little political advantage in dumping
    a quality head of a Volunteer Organization.

    I have also raised issues about Gavin and the Insurance industry,
    with possible business relationships with Burturla & Norm.
    So I am not strictly picking on you, but raising what I think is a
    legitimate issue.

    You in turn, respond intelligently with facts.

    I find it credible”
    “she suffers greatly because of my political aspirations on a regular basis.”

    Teasingly, I am waiting for Laura or any other Miron supporter to LIST
    the mIRON CURTAIN’S accomplishments. 😉

    A critic of Norm / Burturlas / Mirons and minions of both is amused by
    the diligence of them working towards their objectives. Fortunately for
    him, they have no jurisdiction over his business or family or friends.

    Jeze
    Interesting observation about runway 6/24 & LBW.

    I am not sure if it is the same runway (I think not) but one runway
    is directly across the street of a Raymark Dumpsite, unlikely to be
    dug up, unless save stratford gets its’ way.
    In truth, it is among the least intrusive places for the Raymark dumpings.
    But then as Fredette is fond of Saying: “But,,,,, this IS Stratford….”

  55. 55 jezebel282

    George,

    there does appear to be issues among Gavin + Calzone with you and / or Donna.”

    Really? You think Gavin & Jon don’t get along? 😉

    “Interesting observation about runway 6/24 & LBW.”

    It must be a coincidence. After all, Morgan Kaolian has such a long history of being an environmentalist. He must have weeks of experience.

  56. 56 1george1

    Actually, Morgan does have a history in Environmental.

    Morgan is not the one shooting the birds.
    And he does have a flying vested interest.

    But I really can not speak for him.

    As for Jon, he thinks there is or are EMS related issues between Gavin and
    Calzone with Donna. Maybe there are?

    However I get the impression Gavin and Calzone had issues with Jon.
    I also got the impression that Jon may not know why?

    I wonder about the person who was mocking Dom in today’s CT POST
    and sided with paying more money to attract talent.

    To my knowledge, Ed Hargus, Marcia Stewart, Diane Buda, Paul Rohaly,
    Charlie Perez, Tom Smith, and others did not do anything connected
    with Stratford for Revenue, and neither have I.

    Between the first 3 of those people, they did more for Stratford than
    anyone on BOTH PARTIES Town Committees, combined!

    And there is one Pensioner above the $ 125,000 proposed Mayor’s pay.
    There are 5 Pensioners over $ 100,000 and 1 over $ 90,000. Payback?

  57. Stratford is fortunate to have Donna Best as its EMS Director. She started out as a part-time clerk and worked and I mean WORKED

  58. her way to head the department. She is conscientious and dedicated. She deserves whatever she is paid just for having to put up with the likes of Miron, Calzone and Forrester – not necessarily in that order. She is honest and rules by the book. Of course, many times the book is torn up by HRH and she is powerless to do anything about it. Her employment is always shaky because of her husband’s asperations. However, when the department head purge came, it was her husband’s political position that saved her. That being said, Donna is a fine example of a dedicated municipal employee.

  59. I have had the opportunity to review the Long Beach West “agreement” to the best of my legal ability. I asked someone I know to review it as well who is an attorney. He tells me that the town is not guaranteed any money at all. The state will try to raise the funds within 5 years, but it is not a sure thing. The 41 parcels of land can be developed at any time and for whatever purpose. There is no guarantee that that will not happen. And, hang on to your socks, it is not a legal contract, simply an agreement.

    Councilmen, kill this deal. This is CRAZY!

  60. 60 1george1

    Cyclops,

    I often praised Jon and Donna for their work with EMS.
    I also praise Calzone and Gavin for their volunteer work too.

    I raise an issue that Miron purged other capable and hard working
    people, but not Donna?
    Was the ill health of Ray V. a partial loss of protection for the ones
    who were dumped?

    I was a victim of the spoils system in the USPS.
    Years later, I found that my family knew some powerful people and
    friends knew powerful people. However there were changing of the
    guard.

    I honestly never knew that string were pulled for my benefit.
    Retrospectively, I believed strings were pulled to set me and
    other up.

    I can NOT NAME them, but some of the same people have propped
    up Mirons / Burturlas / Norms / etc.

    ~~~~~~~~~~~~~~~~~~~~
    Cyclops,
    I already posted LBW
    1) is an agreement, not a contract
    2) is conditional with implicit, not explicit details
    3)does not yield any money for at least 5 years, losing
    Revenue opportunities.
    The LBW Miron magic is another intentionally flawed smoke
    and mirrors to keep people focuced on the wrong issues.
  61. 61 gforrester
    Cyclops and Mr. Best
    You name the time and place and trust me I will be there to debate the issue of EMS and how the service can be better for the tax payers of Stratford. I am sick and tired of the b/s that gets posted about the system. Either put up or shut up. Again name the time and place and I will cancel any meeting I have to be there. I’ll even get the council chambers. You have had your 15 minutes and it’s time to set the record straight. Bring it on.
    It’s pompous statements like this that make me want to run for mayor. Jez, you say I tease but I really would rather find someone capable to run for Mayor and stay in the private sector, but I will take this issue head on because I have spent 20 years VOLUNTEERING – let me repeat that VOLUNTEERING to serve the public by scheduling 48 hours per month IN ADDITION to being a council member for the last 5 years and I am not going to stand by and let some political hack take advantage of dedicated people serving the Town of Stratford.
  62. 62 1george1
    Gavin,
    A debate like that and real politics could probably open the
    Shakespeare Theater.
    I would even pay to see it.
    And Gavin, since you cast the challenge, why not open the
    Town Treasury to have the key places in town wired for
    LIVE, REAL TIME, WEB CAST, with GOOD AUDIO / VIDEO?
    Why limit a debate to a few who barely attend Town Council
    or other meetings?
    Gavin, many of your politics decision puzzle me, but this is
    Stratford.
    I know you are capable.
    I know you Volunteered for 20 years to save lives.
    I know you care about the Town.
    In the last election, you could have ignored me and won anyway.
    However, you took up my challenge to Debate with you and Chuck.
    You didn’t have to, but you did.
    A few people thought I had good publicity and had a chance to win.
    I knew better. Truthfully I didn’t want to win.
    I got the Debate and exposure, I needed.
    Because of you and my exposing some things to PUBLIC LIGHT,
    people’s lives may have been saved.
    I raised issues about Budget situations.
    You held the work shops.
    I raised the lack of Printed BOE final Budget, which Ben promised to do.
    You held him to it. It got done.
    I challenged you and compliment you, when I thought appropriate.
    I believe I helped you do and even better job, than you were doing.
    You, Calzone, Jon, and others KNOW STUFF.
    People in each party KNOW STUFF.
    One of these days, the STUFF is goin to hit the FAN.
    There will be some initial pain. But, if we can identify problems,
    then and only then can we create real solutions!! Isn’t it better
    to have a negotiated and managed solution, than one imposed
    by outside people, who have their own agendas, as is being
    played out ….
    Town politics have been about creating false issues and covering
    up and distracting from the real issues.
    Why not open the chambers to the eye of the Web Cam,
    to find if there are any wisemen and / or who can prove
    him / herself to be the clown!
    As Jon said about Willinger … bring it on.
    As you quote to Jon and Cyclops … bring it on.
    As I write to all … can we get Web casts… bring it on?
  63. 63 1george1
    If Morgan could have taken a picture from higher up,
    it would have encompassed areas pleading for development
    and other places were it might be wiser not to development.
    As I post, prior to Rell coming to Town
    Ge Boston Ave
    along the river and including Remington factory,
    then past the RR Tracks out to Steel Point
    then to Pleasure Beach
    then over to LBW
    then over to Raybestos softball field by the Frog pond
    then up to cutspring Avallon
    then Remington Woods
    However, from a higher altitude, a picture can capture
    GE Boston Ave to Steel Point / Pleasure beach
    to AVCO / AIRPORT / Lordship Blvd to
    Shakespeare / Ferry Blvd / Harborside / I – 95 /
    contract plating = Raybestos field
    The condor is the highest flying bird.
    A condor is local, could see what I see.
    And when it comes to a Condor’s view, it reminds me
    of the movie 3 days of the Condor, which is about …
    same thing land development is about …
    money and power
  64. 64 jezebel282
    Mr. Forrester,
    “Jez, you say I tease but I really would rather find someone capable to run for Mayor and stay in the private sector,”
    Every time you sneeze, Miron’s blood pressure goes up. Tease all you want. I will have my defibrillator handy. I might even remember to plug it in.
    As I have said, with a child in college and $34,000/year in tuition, I completely understand your reluctance.
    And we do need someone capable to run for mayor. Unfortunately, the Democratic Town Committee is a stacked deck and an exclusive gang. As is the Republican Town Committee.
    As we see with the upcoming Aug 12th primary, the DTC doesn’t even mention it. Sadly there are far too many voters in Stratford that either A. don’t vote or B. have no idea what they are voting for. They simply make their little circle next to a “D” or “R”.
    The trick is to find the unknown honest candidate that has their RTC or DTC card.
    Nonetheless, as George said: “Bring it”.
    I am about to e-mail a google satelitte map to Jeze, which shows
    I unclicked the street identification.
    Maybe if Jeze Published both without street and with street,
    along with the areas waiting to be developed in both Bridgeport
    and Stratford, my theory about time tables would be more obvious:
    Start at Ge Boston Ave
  66. Mr. Forrester,
    When was the last time you sent Donna a Christmas card, or a birthday card or a Boss day card? You name the place and time and I am certain Jon will show up to debate you. And, about being pompous . . . I’d label you with that adjective anyday.
  67. 67 jezebel282
    Cyclops, Mr. Forrester, Mr. Best,
    Some of the rest of us (like me) have no reference to what you are tossing back and forth.
    Anyone care to fill us in?
  68. Jezebel,
    I’m taking Mr. Forrester’s remarks to mean that he is not in agreement with the management of the EMS and he finds Donna’s leadership below par. And, he is challenging Mr. Best and me to a debate about her performance as the manager of the EMS. And for the record all politicians are pompous – there are no exceptions.
  69. 69 jezebel282
    Cyclops,
    Thanks.
    (Now I’m wracking my brain to think of a non-pompous politician…gimme a couple of days. There MUST be one)
    “Now I’m wracking my brain to think of a non-pompous politician…gimme a couple of days. There MUST be one”
    Jez… I’ll help save your brain… ROCKI!!!
  71. 71 jezebel282
    Sudds?
    A cat not pompous? Oh please!
  72. 72 1george1
    I am also interested as to the points of contention?
    After all the EMS is an unpaid volunteer organization (except Donna)
    whose mission is to SAVE LIVES and minimize pain.
    Unlike a fight where pain is inflicted, I am looking forward to a debate
    where facts and opinions are exchanged (although with passion) in
    which the general public can better understand who / what / when /
    where / why / and how?
    While my quest for REAL TIME, UNEDITTED, LIVE WEB CAST can be used
    for political posturing, it also opens door to Public participation and
    knowledge.
    This blog line was pushed all the way to the bottom.
    Too GOOD of a point.
  73. 73 jezebel282
    I know there are a lot of reruns in the summer, but this is just ridiculous.
    You read it in the Post:
    Council reconsiders Stratford beach sale
    RICHARD WEIZEL
    Article Last Updated: 08/25/2008 02:04:28 AM EDT
    …Meanwhile, Miron has called on the council to make a decision “one way or the other” by its next regular meeting, set for 8 p.m. Sept. 8 in Town Hall.
    But both Henrick and Council Minority Leader Alvin O’Neal, D-2, believe there could be reconsideration of the issue today, when the council holds a special meeting at 7:30 p.m. in Town Hall to discuss and possibly vote on a resolution regarding the sale…
    Unless the “contract” has change significantly since the last time we tuned in there is no reason to vote on anything. In fact the only resolution the council should consider is one directing Mayor Moron to go back and renegotiate a real contract with guarantees for Stratford.
    To be honest, if the current “best efforts” agreement is placed on the November ballot, I would vote against it. I just don’t believe in the Environment Fairy. I also don’t think we should be putting this agreement under our pillows for 5 years hoping to wake up with some kind of asset.
  74. 74 1george1
    I favor a Referendum on Long Beach West, if the wording is clear and if
    the Sale is DIRECTLY to Fish & Wildlife, for more money than noted and
    with cerain conditions.
    Conditionally, I favor the SALE to the FISH & WILDLIFE.
    1) More MONEY: There were offers of $ 45,000,000 by the cottage owners
    a few years ago, including paying taxes. Last year they offered $ 200,000
    per 54 cottages or $ 9,000,000. And we could sell the rest to F & W.
    2) DEED Restrictions and Reverter clause, based on performace and desire
    by Stratford People.
    A) Human access, at will, except limited times and places.
    B) Sell DIRECTLY to F & W – no cutout or shell games
    C) Revert back to the Town, if there was NON performance by F & W.
    D) Town retains option to BUY BACK the property.
  75. 75 jezebel282
    “Aye, there’s the rub;”
    You read it in the Post (Never in the Star):
    “the contract says that “in the event the city of Bridgeport obtains the funds necessary to construct a motor vehicle bridge to Pleasure Beach within six months of the effective date of this agreement, the seller may, as an option, terminate the agreement within a period of 60 days.”
    Remember the presentation by Melissa Spear of the Trust for Public Land?
    “Finally, Spear said contrary to what some say was the mayor’s inference in recent months that the cottages could not be used for any future use, they can be renovated and sold by a developer, though environmental issues would likely preclude that possibility….”
    So what have we got here? If Bridgeport gets that bridge built, there are 41 parcels of land with easy access that can be developed and sold for tens of millions of dollars. Maybe more.
    Now, who would do that?
  76. 76 1george1
    Hey, Jeze –
    Want to go into your archives about my posts on
    1. the ST. Joseph’s meeting sponsored my PYE, WHERE i OBJECTED to the Trust?
    2. 630 Condo’s on Lordship Boulevard, where Esq. Proto’s friend Esq. Anthony
    Avallone, who rents space at berchem / moses, stated that who ever won the
    Bid for AVCO, would likely want some Condos.
    3. Check the Mayor’s quotes in the Post, Star, or Bard about that time, suggesting Stratford needs to grow the population.
    Want to look at last month for my political parody in the Star, suggesting a SWAP of
    the AIRPORT for LBW. (I believe it is the plan all along.)
